Monitoring down turn in Bay area real estate


Continuing earlier post, there is more to add to list of houses that have either sold for less than listing prices or have dropped their listing price. Here are few more to add:

1. 1499 Edington Pl San Jose, sold for 60k less than listing price (for $1.725mill) on 9/14
2. 11161 Santa Teresa dr Cupertino dropped listing price by 200k to $2.26mill (23 days on market as of 9/20)
3. 1179 Alderbrrok ln San Jose, sold for 90k less than listing price (for $2.05mill) on 9/18
4. 19640 Auburn dr Cupertino dropped listing price by 50k (to $2.29mill) on 9/21
5. 1485 Enderby way Sunnyvale dropped listing price by 130k (to $2.1mill for 1870 sqft house).

And finally for some balance, this house sold for exactly the listing price !!

1.1050 Cranberry dr Cupertino, listed and sold for 1.988mill on 10/4

(Note: the house was relisted at that price)

4a. 19640 Aubrun dr Cupertino sold for $2.15mill on 10/16, this was initially listed for 2.38mill in June 2018. Finally sold 230k below initial asking price. Houses used to be sold for 200k above asking and now this has reveresed. House with similar sqft and schools sold for 2.45mill in Juy 2018 (10573 Cedar tree ct, Cupertino). There is enough data point to say this is definitely a trend now.
