Trend continues in new year
2019 brings no relief to bay area real estate downturn. Lot of houses are selling for less than listed price and/or staying longer in the market. Here is a sample for house sales in Jan 2019-
1. 10530 Pineville ave, Cupertino sold $170k less than asking for $2.13mill on 1/3/19
2. 3255 Mauricia Ave, Santa Clara sold $100k less than asking for $1.75mill on 1/8/19
Update. Downturn in real estate seems to continue as stated earlier but there is some relief. At least few house have managed to sell for higher than listing price. Most of them are still selling less than asking price or dropping their listing price to sell. Here is few samples for 2019:
1. 3628 Magellan ave, Santa Clara sold for $50k less than asking at $1.5mill on 2/7/19.
(listing price was dropped by $100k earlier)
2. 10439 Cherry lane, Cupertino sold for $160k more than asking at $2.36mill on 2/5/19.
(one of the few that sold for more than asking).
3. 7563 Dumas dr, Cupertino sold for $30k less than asking at $1.96mill on 1/23/19.
4. 1296 Pimrose way Cupertino sold for $100k less than asking at $1.7mill on 1/18/19.
5. 10341 N Portal ave Cupertino sold for $190k less than asking at $2.6mill on 2/12/19
